You’ve put the “Under contract” sticker on the sign and you can’t wait to slap the “SOLD” sticker on top.

The purchaser and vendor have negotiated a sale price with the help of you, the selling agent. All parties are eager for the property to go unconditional and settle to reach that “SOLD” sticker stage.


The good news is Real Estate Agents can help speed up this process by providing crucial information to the Property Valuer who has been instructed to value the property.


My list of the top five key pieces of information is:

  1. A copy of the Sale Purchase Agreement – The entire document please (and dated!)

  2. Building (floor) plans – This will save us time and shorten the inspection! Otherwise, if there are no building plans, the Valuer will have to measure and draw floor plans. Some agencies provide their own floor plans which are a tad useful; however, these are not as useful as building plans as they only provide internal measurements (we use external measurements).

  3. Other related property information – CCC, LIM, Property File, Certificate of Title, IEP seismic report, lease documents etc. Give us all the information you have (if you need it, we likely do too!)

  4. Your market appraisal (CMA) – This provides us with useful sales information you have considered and believe is important

  5. Recent sales or market information – Since your initial CMA, you may be aware of recent sales or market information that may help the valuation, please share!

I recommend preparing this information ready to go so once the Valuer asks, you can share the necessary information with them. You will not only be helpful and save us time, but you may also make a new friend!
